Environmental Survey

An Environmental survey is typically performed on a site that has been adversely impacted by hazardous substances. Monitor wells can also be surveyed that aides in monitoring groundwater pollution. Wetlands can also be deliniated on a survey.

Geographic Information Systems

A geographic information system (GIS) is a system for managing spatial data and associated attributes. In the strictest sense, it is a computer system capable of integrating, storing, editing, analyzing, and displaying geographically-referenced information. In a more generic sense, GIS is a "smart map" tool that allow users to create interactive queries (user-created searches), analyze the spatial information, and edit data.

Improvement Survey Plat (ISP)

An ISP will locate your boundary lines by locating and restoring missing property corners. It also shows the location of all improvements (structures) within 5' of your property line, visible utilities, easements of record, and rights of way.


  • Installing a fence or wall

  • Clearly identify your property corners
  • Identify any improvements that encroach
  • Identify any easements of record
  • Identify any others parties who may have rights
  • Calculate the sq.ft./acreage for tax purposes
Land Survey Plat (LSP)

An LSP will locate your boundary lines by locating and restoring missing property corners. It will also show any easements of record and rights of way. It will not show any improvements on your property (i.e. your house, driveway, sidewalk, utilities, etc).


  • Clearly identify your property corners
  • Identify any improvements that encroach
  • Identify any easements of record
  • Identify any others parties who may have rights
  • Calculate the sq.ft./acreage for tax purposes
Topographic Exhibit

Topo's will show you the terrain of your property, as deliniated by contour lines. It will also show the location of all improvements (structures) within 5' of your approximate property line and visible utilities.


  • Identify the character of the terrain
  • Identify an elevation
  • Building any structure
  • Grading your property
  • Volume calculations (cut and fill)
  • Drainage analysis
  • FEMA elevation certificate
  • Subdivision plat (in some cases)
Parcel, Easement & Vacation Descriptions

Parcel descriptions are used to describe the land within a deed that has not been subdivided. Easement descriptions are used as an attachment to an Easement Agreement document which creates an easement over a portion of land. Vacation descriptions are used as an attachment to a Vacation document for the transfer of unnecessary rights-of-way and other public areas to adjoining properties.
